When buying a property it is important to conduct appropriate searches. Some examples are checking easements, future overhead power lines, road developments, undermining and other issues that may be particularly relevant to your future property.

+ Special Conditions

Before you sign a contract give us a call to discuss any special conditions that may be necessary in your circumstances or for advice on the effect of special conditions already on the contract.

Sunset clauses and other clauses that will allow for the contract to be ended in the future can be frustrating, or even cause significant loss. Get advice to understand their meaning and how they will effect you before the contract is signed.

+ Body Corporate

Having a unit with low maintenance is a choice of lifestyle for many. Unexpected costs associated with a body corporate is a possibility that can be avoided by the appropriate body corporate searches righ from the start, before the contract becomes unconditional.

When maintenance or other work is undertaken on a property complex managed by a body corporate the costs will usually be paid from the sinking fund held by the body corporate. Searches on the body corporate should be conducted to ensure sufficent levels of funding remain for future repair or maintenace work to the property.
